How can I clean the sand?

Hello,
I have a 180gal FO tank. My phosphates and nitrates are high. I am
going to be breaking down the tank due to some home renovation. The 5 fish
and some live rock are going in a 55g tank for 3 weeks. I was going to
throw out the sand and set the tank up with fresh sand in a few weeks but
that seems like alot of wasted $$. Is there a way to clean the sand and
remove the phosphates and nitrates that must be contained in there some.

I would simply wash your gravel in RO water, so as not to destroy your
bacterial colonies and get rid of unwanted debris and contaminents.
